I loved your 'Commonwealth City' idea. I think it's the perfect solution actually. It means landowners would want to make the city as beautiful and as nice a place to live as possible, as their 'city-share' would go up, as opposed to a regular LVT where, even though it would incentivise high density and all developments would still be subject to a planning system, people would not actively be desiring to improve the value of the land.

I don't really believe in 'universal human rights', but I do think beauty is something we should have.

Excellent article. It echoes so much of what I tell my students of architecture about housing and building a community within, and think of who will live there. The “ form based code” offers opportunities and power to planning staff and commissions to encourage the quality of life we want to impart in our cities and not deviate.
